Challenge
One of the largest private residential estates in North America, this extraordinary waterfront property was developed by a renowned project team and features an extensive collection of custom aquatic environments, including a monumental vanishing-edge pool, towering water walls, and integrated water features distributed throughout the site.
The challenge was the sheer scale of the aquatic engineering required. With water incorporated throughout nearly the entire property, the project demanded multiple large underground mechanical vaults, complex hydraulic infrastructure, specialized ventilation and waterproof access systems, and continuous coordination with the architect, engineers, contractor, and specialty consultants. Successfully delivering a project of this magnitude required extensive on-site coordination, regular project meetings, and a level of aquatic engineering more commonly associated with large commercial developments than private residences.
Solution
Extensive coordination was maintained with the architect, consultants, contractor, and specialty trades from design through construction. Because of the scale and complexity of the aquatic systems, regular project meetings and on-site coordination were essential to resolve field conditions, coordinate between disciplines, and maintain progress throughout construction.
The sheer volume of piping required to serve the property's aquatic systems demanded close coordination with the architect and structural engineer throughout the design process. Pipe routing, penetrations, sleeves, and structural openings all had to be coordinated directly with the residence to ensure the necessary accommodations were incorporated into the building without conflicting with the architectural or structural design.
Construction administration remained an integral part of the project, with ongoing review of submittals, responses to RFIs, site visits, and technical support provided throughout construction. The result is one of the most technically sophisticated residential aquatic environments ever undertaken, requiring an exceptional level of engineering, coordination, and construction support from concept through completion.
